On March 16, a hearing was held in Moscow in the case of the summer cottage of People's Artist of the USSR Alexei Batalov. A few years ago, the star’s neighbor Vadim Elgart moved the fence and erected a bathhouse on his property. Disputes over conflicting acres of land continue to this day. Elgart claims that he has the necessary documents, allegedly signed by Batalov. The artist himself assures that he did not know what papers he was signing his autograph on. The Shcherbinsky District Court of the capital confirmed the illegality of the deal, which the actor’s fans consider a scam.
It later turned out that the Investigative Committee joined the investigation. The head of the department, Alexander Bastrykin, ordered an inspection based on the story shown in the Vesti program.
On Friday, March 17, in the “Live Broadcast” program, jeweler Vadim Elgart spoke about the claims he makes against Alexei Batalov. For the first time, the man spoke in detail about the conflict that arose between him and the celebrity. “I treated and still treat Batalov as a family member. I respect him because he is a great actor. To this day my attitude towards him is the same. But people whom I don’t want to name now intervened,” notes Elgart.

According to Vadim, he agreed with a neighbor to build a common bathhouse on a plot that did not belong to anyone. In this regard, Elgart, he claims, is paying fines. The man also stated that he had repeatedly helped Batalov with construction on his site and did it for his own money. “I spent seven thousand dollars on all his affairs,” says the star’s neighbor.
Alexei Batalov himself and his wife now practically never go to the dacha and refuse to communicate with their neighbor. They call what happened “a little trouble.” “What’s the use of seeing him?” – asks the actor. “He interferes and says the wrong thing. This is something scary. I don’t want to,” says Gitana Arkadyevna Leontenko, the star’s wife.
Then they showed Olga Shirokova, a personal assistant and close friend of the family. She accused the actor's neighbor of lying.
“This man is lying from the very beginning... When the construction of this bathhouse began, Alexey Vladimirovich authorized the construction. As far as I know, this is his own land. This is the first time I’ve heard talk about a common bathhouse... He says that he didn’t sign any papers for land rights,” Shirokova said.

The artist’s neighbor reacted emotionally to the accusations of lying. He interprets the results of the hearing, which took place on March 16, in his own way. “There were three trials. The last court said: “This is a boundary dispute, figure it out yourself.” I do not deny that this is the land of Batalov and I built a bathhouse on it. Then events developed like this: he signed me a deed of gift for this piece of land where the bathhouse is. Now it lies in the cadastral department,” said Elgart.
In turn, Alexey Vladimirovich explained his signature on the document by deceiving his neighbor. “He handed me a piece of paper, I didn’t look at it. I didn’t expect anything bad,” explained Batalov.
Then Vadim Elgart suddenly announced that he was ready for reconciliation with the actor. At the same time, the man put forward his conditions. He also claims that he made a similar proposal before, but it was rejected. “I told them: ‘Either I’ll pay for this piece of land, give you money, or take it and demolish it,’” Elgart said.
Next, the celebrity’s neighbor could not contain his emotions and suddenly stood up from his seat.
“Tell Gitana: “Let him take this bathhouse.” Or they will demolish it... Please take it. I swear on the memory of my late mother. Let them take it, just demolish it themselves,” the man said.

We often have guests, my husband allowed his neighbor a lot, but this does not mean that the land can be taken away. And who should we take it from?! Our daughter Masha? She is a disabled person of the first group!
- Masha still writes scripts, articles, fairy tales, stories. She was accepted into the Writers' Union, we are very happy about this,” her mother noted.
Out of modesty, the woman does not say that Maria donates most of her small income to charity.
“When my father and I are gone, this dacha and plot will remain to help her,” Gitana Arkadyevna almost cries. - My husband and I have not accumulated anything special in our lives. But this was discovered quite by accident on the eve of the anniversary. The calculation was correct: the most intelligent artist would not make a fuss over some piece of land.
Alexey Batalov bought a plot of land in the Michurinets sports complex in the early 70s with royalties from filming films. “Zhiguli” then cost 5 thousand rubles. And there are three 20 acres in the dacha and garden cooperative. He built a tiny house with a veranda. But the main wealth is the garden. 40 unique apple trees from the nursery. In spring, the garden was covered with snow-white foam. The artist loved to wander among the apple trees or sit on a bench on warm spring evenings. Now Alexey Batalov does not go to the dacha. He is simply disgusted to meet the gaze of his neighbor - the rich jeweler Vadim Evseevich Elgart.
It must be explained: DSK "Michurinets", despite the "collective farm" name, is located in the very heart of the famous Peredelkino. Nearby are the dachas of Pasternak, Okudzhava, and Chukovsky. Mast pines. There is a train nearby. 22 minutes and you are in the center of Moscow. A hundred square meters here costs from 70 thousand euros. But the trouble is, no one has been selling these diamond hundreds for a long time.
I almost broke my neck while driving to Batalov’s dacha. The mansions are such that even the notorious Rublevka blushes in places. But I recognized Batalov’s house immediately. Incredibly cozy, rickety shack. It was like an old beggar woman walked into a jewelry boutique. Inside there is a fireplace with a wooden staircase to the attic and the artist’s favorite chair. I was met by Zurab Japaradze, the artist’s assistant and confidant. We walk through the famous garden. Leaves rustle underfoot and unharvested apples crunch. Life in this corner seemed to have faded away, offended by the treacherous neighbor.
The Elgart and Batalov joint venture seemed fair at first. Batalov allows Elgart to build a bathhouse on the edge of the site. And the two of them will steam. At least together, at least apart, or even alternately. Far from pro-slavery concerns, the artist agreed - why not do good in a neighborly way? The jeweler is tight. But Batalov never used the bathhouse. The cunning neighbor arranged the entrance only from his plot. One day, the nouveau riche Elgart showed up at his Moscow apartment. He refused the invitation to go inside, citing being in a hurry.
Sign it,” the neighbor asked and slipped the document to Batalov. - All the neighbors signed it. This is for the sake of order.
And Batalov signed the “Land Demarcation Act”. This happened back in 2006.
When the Batalovs learned that the land under the bathhouse had been deeded to their neighbor, a jeweler, and had not only deeded it, but had already given it to his daughter Olga Ivanova, a resident of the glorious city of New York, they almost resigned themselves to the inevitable.
But the lively jeweler did not take one thing into account. Since 1992, the site has belonged to the daughter of the great artist Maria Alekseevna. Masha. Mashune. My beloved daughter is a disabled person from childhood. Incredibly talented, author of stories, novels, scripts (the painting “House on the Promenade des Anglais” is her work). She is a philanthropist and just a bright person. Dad gave the “estate” to his daughter, realizing that these apple trees heal not only the soul...
Maria never signed any documents regarding the house. Batalov’s squiggle on “Akt” is just the autograph of a great man, nothing more. Elgart carried out the jewelry work: he received it and then gave these two hundred square meters to his daughter. Why did this transaction go through in Rosreestr? An appeal to a civil court actually yielded nothing. The new owner, aka defendant Olga Ivanova, did not come to the court hearing from New York. The meeting was postponed. And, rest assured, they will reschedule more than once. The jeweler himself does not live either in the country or in a Moscow apartment. According to the housewife, all this litigation undermined Vadim Elgart’s health and he went to a sanatorium.
Young Batalov played one of his first film roles in the film “The Rumyantsev Case.” There, his hero-driver is framed and “dumped.” But the truth triumphs in the end. So I want it to be like in the movies. Is it really difficult to protect Batalov?
Alexey Vladimirovich, I was at the dacha with your assistant and saw everything. I tried to contact my neighbor, but it didn’t work; they say he is on vacation somewhere abroad. Tell me, was the plot registered in your daughter’s name?
Alexey Batalov: Absolutely right. This is the most important thing to start with. For 22 years now, this entire dacha, along with the land, the square that surrounds our wooden house, has been the property of my daughter, absolutely not mine. And everything that is happening now is some kind of nonsense...
Why did your neighbor come up to you with some kind of paper, because, in theory, he was supposed to approach your daughter.
Alexey Batalov: Yes, but he didn't know it. He knew that I came, did something, lived... And he believed that I was the owner, of course... He did not know about this transfer and the change of owner. This is the first thing. Secondly, he is the type that he could both know and cheat. In fact, this is exactly what happens.
We want to appeal through the newspaper not just to the police and the court, but to the Investigative Committee. And we want to bring this matter to the end so that justice, and this is the main thing, triumphs.

Tell me, do you have any idea how your neighbor could register the land in his name?
Alexey Batalov: No, I have no idea. But now, I report to you, there is a detail that is difficult to prove, but nevertheless it is true. Since everything seemed to be going well then, a neighbor, well, a rich neighbor with a three-story stone dacha, came one day and said: something needs to be signed here. And I went out into the street, I’m telling you how it really happened, I couldn’t even read it, because I can’t see well, and only with one eye (I was sick, and one eye can’t see at all). That's why I couldn't read what I was signing there.
How did you know that this plot already belonged to him?
Alexey Batalov: It never belonged to him. And it will not belong!
But according to the documents, this somehow arose?
Alexey Batalov: I don't know, there was nothing there. I couldn't read it. He didn’t tell me what to sign. He said: this needs to be signed, otherwise there are a lot of shortcomings...
Was he a good neighbor in general? They say he helped you fix the fence.
Alexey Batalov: He's the one lying. Only now he has built a strong fence. Around your home. Of course, this is our common fence. And before there was no fence. There was such a low little fence and that was it.
Did he build his entire dacha around it?
Alexey Batalov: Not really. I fenced only part of my dacha on my side. He deliberately underbuilt the place from which he still wants to chop off a piece.

Alexey Batalov: This is what we are talking about.

This story began in 1996, when Alexey Vladimirovich was approached by his neighbor Vadim Eldgard, said Japaridze. - He proposed to build a bathhouse on the territory of Batalov’s summer cottage in Peredelkino, so that both he and Batalov could use it. Alexey Vladimirovich is a city man; he did not spend time at the dacha very often. There were no objections on his part. A wooden structure eventually appeared on his suburban property. However, Eldgard did not stop there - over the next ten years, he rebuilt the bathhouse several times. By 2006, instead of a wooden building there was a brick house. I went there - there is a swimming pool and a relaxation room.
- How did Eldgard manage to convince Batalov to sign a deed of gift for a plot with a bathhouse?
You see, Alexey Vladimirovich is an elderly man, his eyesight is poor. For more than 10 years, Eldgard showed no interest in the site on which the bathhouse stands. But a few years ago, a neighbor came to Batalov with a certain document. He claimed that this was a paper on the delimitation of territories. At the same time, he did not say anything about the fact that the two hundred square meters on the territory of which the bathhouse is located should become his property. Batalov trusted this man, he was not able to understand all the intricacies of the document, and he did not try - he simply did not think that he could be deceived in this way. Again, poor eyesight played a role. A few months later, Eldgard laid claim to these two hundred square meters, showing documents signed by Batalov - they turned out to be deeds of gift.
- That is, if we ignore the moral factor, the transaction can be recognized as valid?
That's the thing, no. Alexey Vladimirovich, when signing the disengagement paper, did not keep in his head the idea that this was some kind of serious document. Formally, he had no right to sign it at all - the entire plot of land, long before the start of this story, was registered in the name of Batalov’s daughter Maria. She has legal capacity, so only her signature can appear on the deed of gift. But during this time, Eldgard managed to somehow register two hundred square meters in property and give them to his daughter. How he did this is a separate question.
- During this time - how many days?
We're talking about years. Batalov went to court back in 2009, but as an intelligent person, he chose not to make this story public. Even now he is not very happy about its public discussion. But, of course, he hopes that the Investigative Committee and the court will restore justice and recognize the deal made in this way as invalid.
